I dedicated more than two decades to Sun Hung Kai Properties, specializing in residential and commercial complex development, transit-oriented development (TOD), urban renewal, and commercial asset enhancement.

Reasons for Pursuing a Doctorate Programme

Having obtained both Bachelor’s and Master’s degree, and with more than three decades of professional experience in real estate development and project management, I am interested and motivated to pursue a  Doctorate to strengthen my academic foundation, and better prepare myself to further contribute to the profession and the industry.

My career spans consultancy practice and senior management roles in major listed property developers in Hong Kong, with extensive involvement in large-scale residential and commercial developments, transit-oriented development, urban renewal, and asset enhancement in Hong Kong and the Greater Bay Area. While professional qualifications and practical experience have equipped me with strong technical and managerial competencies, I increasingly recognise the importance of academic research in addressing complex and long-term challenges facing the built environment, including sustainable development, cross-border integration, and government policy etc.

Pursuing a doctorate will allow me to integrate theory with practice, transform professional insights into structured research, and contribute knowledge to the field. I believe a doctoral programme will enable me to elevate my professional practice to a scholarly level and create value for both academia and the real estate industry.

Why do you choose PolyU DIREC Programme

I choose The Hong Kong Polytechnic University’s Doctor of International Real Estate and Construction (DIREC) because of my strong academic affiliation, personal connection, and deep appreciation of the University’s academic excellence. As a graduate of PolyU for both my Bachelor’s and Master’s degrees in 1994 and 2007 respectively, I have personally benefited from the rigorous academic training, practice oriented knowledge, and critical thinking skills cultivated by the University. These experiences have laid a solid foundation for my professional career and continue to shape my analytical approach to address problems and challenges.

Having first graduated in 1994, I have witnessed PolyU’s remarkable growth and continuous improvement over the decades. From a strong practice‑oriented institution to a globally recognised university, PolyU has consistently advanced in teaching quality, research output, and international standing. I am proud that PolyU is currently ranked 54th globally in the QS World University Rankings, reflecting its position as a leading world‑class university.

As a graduate of PolyU, I am familiar with its campus and learning environment, which foster intellectual exchange and professional collaboration. I understand that DIREC’s programme aims to equip students with advanced knowledge of the operation of the construction and real estate markets, while enriching their theoretical and technical foundations. This focus aligns closely with my professional experience and practice/career learning approach. I look forward to working closely with PolyU DIREC to contribute my extensive industry experience to research with strong practical relevance, and to advance together towards higher academic contribution to the industry in Hong Kong.

Outcomes/Expectations from Studying DIREC Programme

I expect to achieve a deeper and more structured academic understanding of the construction and real estate disciplines, enabling me to integrate theory with extensive professional practice.

The programme shall allow me to refine my research capability, critical thinking, and analytical skills, particularly in examining complex issues related to real estate development and construction within Hong Kong and the Greater Bay Area.

Advice for Prospective Candidates

I believe the DIREC programme is particularly suitable for candidates who possess extensive professional experience in the real estate industry, and complemented with knowledge of construction and building technology. Such a background allows candidates to fully appreciate the academic depth of the programme and to integrate theory with practice.

The programme provides a good platform for experienced professionals from different sectors of the industry to come together to learn, to share insights, and to study collaboratively. This learning environment facilitates students to broaden their knowledge, perspectives, networks, and gain a deeper understanding of different practices and disciplines within the real estate and construction industry, it will be highly beneficial to their further knowledge development and career advancement.

The programme enables candidates to keep up to date with academic knowledge and emerging research related to the industry. It also enhances students’ research methodology and academic writing capabilities. Most importantly, upon completion of the programme, candidates are awarded a doctoral degree, which represents the highest level of academic achievement.
