Key Professional Achievements

I have worked in the real estate industry for 30 years, with executive leadership experience across Hong Kong, Macau, Singapore, and Vietnam. In 2014, I founded Ameba International Limited to advise on major development and investment projects in Hong Kong and Macau, with an aggregate capital value of around HK$51 billion within 8 years.

From October 2021 to January 2025, I served as Head and Senior Director of Residential Sales at Savills (Hong Kong) Limited. During this period, I supported business growth by consolidating two residential sales functions and helping the team deliver solid results through the pandemic.

Previously, I led sales and marketing for residential projects at K. Wah International Holdings. Earlier in my career at Hongkong Land (1997–2014), I helped expand the residential business in Hong Kong and Southeast Asia, contributing to land and building submission work, design coordination, sales execution, and asset management across projects in Hong Kong, Macau and Singapore.
 

I am a Fellow of RICS and a member of the Hong Kong Institute of Surveyors, and I contribute to public service through different advisory and professional bodies, such as the Election Committee (2021 to 2026), the Sub-committee on Promotion & Public Engagement for the Advisory Committee for the Northern Metropolis and the Guangdong Provincial Association for Science and Technology.

 

Reasons for Pursuing a Doctorate Programme

Given my professional experience and public advisory roles, I pursued a doctoral degree to deepen my understanding of how real estate development and management can deliver tangible social benefits. I also saw doctoral study as a strategic pause from the pace and patterns of daily practice, which gives me an opportunity to step back from immediate commercial pressures and explore longer-term questions with new insights. In that sense, the academic journey became a reflective space that helped me think more clearly about purpose, impact, and the decisions that influence the built environment. I aimed to strengthen the perspective and evidence-based rigour I bring to senior leadership and decision-making.

 

Why do you choose PolyU DIREC Programme

I appreciate the DIREC programme structure, which integrates real estate and construction practice with management theory and current research, taught by professors with both substantial industry experience and strong academic standing. The face-to-face lecture format also supports meaningful discussion among participants, allowing me to learn from classmates’ professional experience and to build constructive relationships with lecturers during the weekend sessions each month.

I also value that the programme is designed without weekday evening classes, which allows me to maintain my normal work responsibilities and professional commitments without frequent disruption. In addition, the international and Asian study visits broadened my perspective and gave me the opportunity to engage with leading professors and academics at top-tier universities.

I have benefited greatly from PolyU’s well-resourced online library and its extensive subscriptions to academic journals. This has provided me with a strong platform to identify and refine potential research directions, and to engage with valuable findings from the academic literature.

Overall Learning Experience from Studying DIREC Programme

In addition to the stimulating learning process and the personal fulfilment of completing a doctoral thesis through the DIREC programme, I have built lasting friendships with my classmates and also recognised opportunities for strategic collaboration through the new perspectives we shared. I valued the freedom to explore academic ideas with intellectual openness, and to connect those insights thoughtfully with my professional practice.

The overseas and regional university visits further broadened my outlook by exposing me to leading scholarship and diverse approaches to real estate and construction research, which I found both motivating and highly relevant to my continued development.

Outcomes/ Expectation from Studying DIREC Programme

Before enrolling in the DIREC programme, I hoped to strengthen my ability to connect professional practice with evidence-based thinking, while also keeping pace with emerging technologies in smart construction. After my completion of the DIREC programme with great fulfilment in the preparation of my thesis, I am more confident in providing rigorous and research-based recommendations with clear social and industry relevancy. Through sustained engagement with faculty, the professors and the experienced cohorts, I have also broadened my professional network and developed foundations for long-term collaboration. Finally, the international and regional exposure has expanded my global perspective and helped me stay current in an evolving real estate and construction landscape.
