Hotel properties are real estates, and real estates can be treated as investment.  Hotel owners tend to treat their properties as real estate investment, and as such, the principles of real estate asset management apply.  The broad objective of asset management is to maximize property value and investment returns.  This involves finding the most consistent and highest sources of revenue, reducing expenditures when possible, and mitigating liability and risk, among other things.

 

This module discusses asset management in hotel business as making entrepreneurial decisions related to operations, maintenance, risk management, tax and loan.  Good asset management focuses on maximizing property value for investment purposes.  The purpose, whether with hotel or any other real estate, is to cultivate market value so ownership can increase its returns.


This module treats hotel as an investment asset that can be bought, improved and resold for profit.  Asset management tools such as market research, forecasting and data analysis will be covered.  In addition, hotel properties treated as real estate investment trust will also be discussed.
