DO's when Renting a
Flat/Room and Before Signing a Tenancy Agreement

Ask your buddy / friend to go
with you for negotiating with potential landlord.

Read the landlord’s lease
agreement thoroughly in order to have a full picture
on the agreement. If possible, take the agreement
away for reading.

Get the agreement recorded in
writing. Normally, you don't have to draft the agreeement yourself as the landlord may have a standard agreement
already typed out.

If you want to sublet or have
a pet, you have to make sure you are allowed to do
so.

Pay particular attention to
the following points in the agreement:

The premises - are they
accurately described? |

The landlord and tenant - are
they correctly named? |

The length of the lease - is
this a stated period for which the agreement will
run? |

The rent - is the amount
recorded you agreed to? |

Have to clarify
who will be responsible for related expenses such as electricity, water
and management fees. |

For funiture and fittings provided by landlord, check and record if there is any defect before moving in. Make two
copies and send one to the landlord for record and for your own protection.

Sign anything without reading
and understanding it.

Forget to take written
documents for any agreements. Everything must be in
writing in order to safeguard your position.

Forget to ask the landlord
whether he owns the premises: he may himself rent
them from somebody else and, if he does this could
affect the legal position.
